This four-bedroom Scandinavian-inspired contemporary is part of a new 12-home community, Fox Hollow, on a 96-acre site in the heart of the Hudson Valley.
Six of the homes will be this four-bedroom Rift model and six will be the three-bedroom Loft design. Two model homes to showcase each design were completed last fall.
The developer, Roger Bittenbender of Arcus Development, “has done a lot to ensure the privacy of each home site, with berms and tree lines,” said listing agent Annabel Taylor, of Four Seasons Sotheby’s International Realty.

“They are all single-story, super-clean modern homes,” said listing agent Annabel Taylor of Four Seasons Sotheby’s International Realty. The home sites range from five to 16 acres.
This Rift home, which can be delivered as early as this fall, “is a really big house,” she said. “It lives really, really large because of the 12-foot ceilings throughout and it has super-large windows.”

The home has an open floor plan, a den, a mudroom with laundry, an unfinished full-height basement and white oak floors and ceilings.
From the front door, you step into a great room with a wood-burning stove, Taylor said. “You’re looking outside right away, with a huge wall of windows.”
The kitchen features custom millwork and integrated Thermador appliances that appear as panels of wood, she said.
The primary bedroom, which features an office and a walk-in closet, takes up one entire end of the house.
As far as optional add-ons, the “thing that everybody loves is the outdoor kitchen pavilion,” which is screened in and detached, with a grill, an under-counter refrigerator and a sink, she said. “It has heaters and fans, and it’s really three-season. You can use it into November.”

Other add-ons for buyers include a heated gunite pool, a bluestone pool patio, black stained siding, a carport and a pool house with a sauna, kitchenette and outdoor shower.

The land itself is “quite architectural,” she said. Some sites have Catskill Mountain views, but “it’s really about the bucolic and pastoral rolling hills of the site.”
The potential buyers are “young affluent people from New York, but we’re getting a lot of empty-nesters interested in these,” she said. “They may have had an antique home and are now looking for something more streamlined and easier to maintain.”

The 2,675-square-foot house has four bedrooms, three full bathrooms and one partial bathroom. It sits on a 7.1-acre site.

Neighborhood Notes
The property is five minutes from both the Dutchess County village of Tivoli and Germantown, which is in Columbia County, Taylor said. It is equidistant, about 15 to 20 minutes, from the village of Rhinebeck and the city of Hudson.
